Commercial Plumbing for Properties That Have to Perform

Restaurants, hospitality properties, offices, retail centers, warehouses and multi-tenant facilities depend on infrastructure that works behind the scenes. Artisan Plumbing and Artisan Group bring commercial plumbing, underground utility capabilities and practical construction experience together for St. George and Washington County.

We look beyond the immediate repair or installation to understand how the building operates, who uses it, what a shutdown affects and how future tenants or equipment may change its needs.

Commercial facilities & property managers

The plumbing is part of the operation.

For a facility manager, a plumbing problem is rarely isolated. It can affect opening hours, sanitation, inventory, staff access, neighboring suites or an entire building's water supply. The right response begins with understanding the system and the operational consequences before choosing a repair.

Commercial service & repairs

Leak diagnosis, valves, water pressure problems, restrooms, fixtures, water heaters, gas piping and drain or sewer issues. We identify what is failing and explain the practical repair or replacement options.

Shared building systems

Water service distribution, building shutoffs, backflow assemblies, hot-water delivery and sewer connections can serve more than one tenant. Access and shutdown planning matter as much as the immediate scope.

Property-level coordination

We work with owners, facility teams, general contractors and other trades to plan access, sequence the work and communicate around occupied spaces, inspections and operating schedules.

For the individual services involved, see plumbing service and repair, water heater systems and certified backflow services.

Hospitality & foodservice

Built around the way a professional kitchen actually works.

Our leadership brings 15 years of hospitality experience to the work. That background informs how we approach restaurants, bars, breweries, hotel foodservice and other properties where kitchen equipment, service stations, guest areas and back-of-house systems must operate together.

A chef's kitchen, an open preparation area, a dedicated bar and a separate service line can have different demands for water, drainage, hot water, equipment placement and access. These details need to be considered during a new buildout and when renovating an operating space.

We work within the project team's plans and applicable requirements for plumbing, indirect waste, grease management, backflow protection and inspections, while coordinating specialized equipment and other trades as needed.

Specialized dispensing systems. Complex beverage installations may involve remote runs, multiple taps, chilled product lines, pressure regulation, temperature consistency, sanitation and planned upkeep. These principles apply to draft beer as well as nonalcoholic offerings such as kombucha, tea and cold brew. We can discuss the plumbing interfaces, system configuration and the appropriate specialized service scope for the installation.

For draft beer specifically, the Brewers Association's draught quality guidance recommends line cleaning every 14 days; cleaning requirements for other beverages and equipment vary. Service intervals should follow the actual system and applicable procedures rather than a generic monthly schedule.

Development · tenant improvements · renovations

Before the next tenant moves in, understand the building's capacity.

A vacant suite may appear ready for a new business while the water service, sewer connections, grease interceptor, hot-water capacity, restrooms or utility layout tell a different story. A light industrial bay becoming a food production space is not the same project as an office refreshing its break room.

Artisan Group has experience consulting on multi-unit commercial properties and understanding how different tenant uses affect shared infrastructure. We help identify practical plumbing considerations early, collaborate with architects and engineers on their designs, and coordinate with general contractors, inspectors and building departments through construction.

From plan review and phased shutdowns to access for underground connections, the objective is to identify conflicts before they become expensive interruptions in an occupied building.

Questions worth resolving early

  • What existing water, sewer and gas services are available to the space?
  • Will the proposed use change fixture counts, hot-water demand, drainage or grease management?
  • How will new work affect neighboring tenants, deliveries and common areas?
  • What excavation, utility locating, inspections and trade coordination will be required?

Industrial · retail · warehouse · flexible-use facilities

A commercial building must work for the business inside it.

Warehouses & distribution

Loading and equipment access, employee facilities, water services, drainage and underground utility routes should be considered alongside the movement of trucks, freight and materials.

Fabrication & specialized tenants

Woodworking, light manufacturing, food handling and other tenant uses bring different demands for water, drains, washdown, separation and service access. Requirements are evaluated for the actual operation and approved project plans.

Retail, offices & mixed-use

Restrooms, break areas, hot water, backflow protection and shared utility connections may need to adapt as suites are combined, divided or assigned to new occupants.

Artisan Group considers the exterior infrastructure too: vehicle circulation, delivery routes, equipment staging, loading areas and the effect of excavation on access. Electrical, fire protection and HVAC coordination is handled with the appropriately licensed design and trade professionals; our contracted work remains within the applicable scope.

Below the building & across the site

Commercial water, sewer and underground utility work.

When a problem extends beyond the mechanical room, our in-house excavation capabilities become a practical advantage. Artisan Plumbing and Artisan Group can coordinate line diagnosis, utility locating, targeted daylighting, trenching, repairs, new installations and backfill planning as one connected scope.

Work may involve incoming water services, sewer laterals, lift stations, pressure and backflow assemblies, drainage connections and access around existing utilities. We evaluate grade, working room, adjacent improvements and the equipment required to expose buried infrastructure responsibly.

Keeping facilities operational

A maintenance plan should reflect the building, not a generic checklist.

We offer planned service arrangements for qualifying commercial properties, tailored to the systems and the way the facility operates. Recurring needs may involve backflow testing, water pressure, isolation valves, equipment connections, hot-water performance, sewer symptoms or specialized beverage-system maintenance. We review the property and define an appropriate scope and service schedule, including specialty providers where needed.

For active businesses, access windows and operating schedules matter. We aim to explain the work before it begins, identify foreseeable disruptions, and coordinate with the people responsible for the property.

Commercial project communication includes clear scopes, pricing for approval and available payment methods. Major qualifying projects may have financing options; see payment and financing information.

Washington County, Utah

Commercial infrastructure for Southern Utah's next chapter.

St. George, Washington City, Hurricane, Ivins, Santa Clara and surrounding communities include established retail corridors, resort and hospitality properties, mixed-use development, industrial spaces and properties transitioning to new uses. Their utility needs are shaped by desert heat, hard water, pressure conditions, site grades and the availability of water for different purposes.

As Washington County expands its reuse and secondary-water infrastructure and applies water-efficiency standards to new development, it is increasingly important to distinguish potable water, irrigation water, wastewater and the specific protections required where systems meet. We coordinate plumbing and site work within the project plans and the relevant utility provider's requirements.
